You send the drawings
Plans, elevations, sections and details provided by your architect, including the specification.

We measure and draw interfaces
Real quantities taken off the drawings. Wall areas, opening schedules, roof areas, floor build ups. All interfaces studied and drawn out to ensure we do not miss any details.

We ask the manufacturers
The measured schedule goes to named suppliers, who price it and tell us how long the figure stands.
04
We build the plan
Priced elements, stated allowances, a calculated contingency, costed risks and savings options, all in one document.
05
We walk you through it
We present the document and go through it with you, so you understand what moves the number before anyone goes to tender.

Why not just ask a QS?

A QS prices from rates, which is historic data about projects like yours.

We price from the firms who would actually supply yours, with a date on every figure.

Will anyone really price this early?

We asked eleven suppliers at the Edinburgh show. Holds ran from thirty days to twelve months.

Being in the specification is how a manufacturer wins work, and by tender that is already decided.

Are you guaranteeing the price?

No. We tell you who will, and for how long.

Every figure carries the supplier’s name, the date and the hold they stated. Anything past that window is flagged for rechecking, not carried forward.

Who we work for

You. Not the people selling to you.

You engage us directly and you pay us directly. Never for what we specify. No commission, no placement fee, and no supplier pays us anything at any stage. If a supplier’s price is wrong for your project, we say so in writing.

Architects and manufacturers have reason to want this too. The manufacturer gets specified rather than substituted. The architect gets a client who can say yes to the design. If that is you, write to info@arko.build.
