We price buildings while they are still drawings. Real quantities taken off the architect’s plans, sent to named suppliers months before anyone goes to tender.

Be in that document and the specification is written around your product. Miss it and you are one of three quotes a builder is trying to beat down.

By tender, the decision has already been made.

A builder with three quotes in front of him is not choosing anything. He is pricing a decision that was made months earlier, in a room you were not in. From there his job is to find something cheaper that will pass. Usually he can.

What it costs.

Nothing. Not now, not later, not ever. That is the whole answer.

The homeowner engages us and pays us. We take no commission, no placement fee and no margin on your product. Suppliers will never pay us. Not to be listed, not to be specified, not when a plan converts. What goes in a document is decided by the project, the price and the lead time. There is nothing here to buy.

Not compared on price at the end. Written in at the start, with your lead time and hold period beside your figure.

You price a real quantity

We measure from the architect’s drawings, so what reaches you is a schedule, not a homeowner guessing at square metres.

You hear why you lost

When a plan does not convert we tell you what it went to and on what grounds. Nobody else in this chain does that.

No obligation, either way

Pricing a schedule is not a quotation and creates no commitment on either side.

What we ask of you

Price the schedule as you would price a real enquiry, and tell us honestly how long the figure stands. A thirty day hold stated plainly is worth more to us than six months we cannot rely on.

When a window closes, the plan says so rather than carrying the number forward as though it were still true. That protects your figure as much as the client’s budget.

Let someone else say the number.

Your client asks what it will cost at the point you have least information. You give a figure. It comes back thirty per cent over, and somehow it is your problem.
Nothing. What it costs your practice. Your client engages us directly and pays us directly. No fee to you, no commission, no arrangement to disclose. And if the number is wrong, it is wrong in our name rather than yours.

Right now the cost conversation happens at the end, and you defend a figure you gave before you knew anything. It does not have to.

Price the envelope while it is still a drawing and that conversation moves to the front. You design against real figures. Your client gets a number with working behind it. Nothing has to be walked back six months later.

  • Real costs, not a rate. The windows, the frame, the cladding, each priced by the firm that would supply it, while all three are still decisions.
  • A number with working behind it. Named suppliers, dated quotes, measured quantities. When the client asks where it came from, there is an answer.
  • Your client’s procurement partner. Not a second opinion on your design. Behind the number is ten years of buying commercial façades and envelopes, not the person who drew the scheme.
  • Your concept figure, defended. Where your number was sound the plan says so, and shows the client the gap was VAT, contingency and fees.
  • Savings that respect the scheme. Costed, never editorialised. Anything the client calls off limits never appears in them.
  • Before tender, not after. While a change is still a conversation rather than a variation.

We are early, and you would be putting your name to that. Which is why you get the same document as your client, at the same time. Nothing reaches them that you have not already seen, and if we think the timing is wrong you hear it from us before they ring you.
